Enorme richiesta di box auto. L&#8217;analisi del mercato immobiliare bruzio confrontato con le altre citt\u00e0 calabresi<!--more--><\/h4>\n<p>&nbsp;<\/p>\n<p>COSENZA &#8211; Le quotazioni, l&#8217;offerta e la domanda di abitazioni in Italia. E&#8217; stato pubblicato dall&#8217;Osservatorio Immobiliare Gruppo Tecnocasa, il report annuale giunto alla sua 52esima edizione. Un&#8217;approfondita indagine, svolta dalle reti Tecnocasa e Tecnorete, che <strong>ha interessato 4.568 zone per un totale di oltre 82 mila dati<\/strong>. Dall&#8217;analisi delle informazioni raccolte si evince che nei primi sei mesi del 2018 i valori immobiliari di Cosenza si sono mantenuti stabili.\u00a0La prima casa \u00e8\u00a0ricercata da <strong>giovani e famiglie al primo acquisto che si indirizzano su\u00a0bilocali e trilocali<\/strong>. In leggera contrazione la domanda per\u00a0investimento,\u00a0 orientata su bilocali inferiori a 100mila euro.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>Esiste\u00a0infatti una buona domanda di locazione da parte di lavoratori fuori sede\u00a0alla ricerca di bilocali e trilocali arredati. <strong>Quest\u2019ultima tipologia si\u00a0affitta a 400-450 euro al mese. Una delle aree pi\u00f9 apprezzate \u00e8 corso\u00a0Mazzini, strada commerciale della citt\u00e0 dove prevalgono i condomini ante\u00a0\u201967.\u00a0<\/strong>Le quotazioni, per l&#8217;acquisto di un immobile ristrutturato, si aggirano intorno a\u00a01500-1800 euro al metro quadrato. Su viale della Repubblica una soluzione degli anni\u00a0\u201860 da ristrutturare costa mediamente 1100 euro al\u00a0metro quadrato. Piacciono\u00a0 le case\u00a0posizionate su via Brenta, via Isonzo, via Piave acquistabili a 1200 euro al\u00a0metro quadrato (da ristrutturare). Da segnalare <strong>una buona domanda di acquisto e\u00a0di affitto di\u00a0 box e posti auto<\/strong> di cui c\u2019\u00e8 bassissima offerta. Nell\u2019area nord della citt\u00e0\u00a0 prevalgono gli acquisti di prima casa e le\u00a0tipologie pi\u00f9 richieste sono quelle di recente costruzione (10-15 anni\u00a0fa).<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Negli ultimi tempi sono tornate ad acquistare le giovani coppie<\/strong>\u00a0che, da anni, non si vedevano sul mercato. Piacciono via Panebianco e la\u00a0zona del Tribunale dove ci sono soluzioni sorte negli anni \u201960 e \u201870\u00a0che, spesso, necessitano di importanti interventi di riqualificazione. I\u00a0valori si attestano su 1000 euro al metro quadro. Prezzi similari si registrano\u00a0nell\u2019area di viale Cosmai e Bosco De Nicola, dove si acquistano\u00a0abitazioni degli anni \u201980. Soprattutto nella zona di Bosco De Nicola ci\u00a0sono immobili in edilizia cooperativa degli anni \u201980-\u201990. Sono di ampia\u00a0metratura con soggiorno e doppi servizi e di conseguenza,\u00a0\u00a0particolarmente apprezzati dalle famiglie.<\/p>\n<p>&nbsp;<\/p>\n<p>Da segnalare che nell\u2019area\u00a0pi\u00f9 a nord di viale Parco <strong>si possono comprare tipologie nuove inserite\u00a0in un contesto molto moderno<\/strong> i cui valori attuali si attestano su 1600 euro al metro quadrato. Sul mercato delle locazioni si registra una buona domanda\u00a0alimentata da lavoratori fuori sede impiegati presso il Tribunale. Per\u00a0un bilocale si spendono mediamente 300 euro al mese, per un trilocale 400 euro al mese. Nell\u2019area\u00a0 di piazza Loreto e di viale Parco si sono mossi\u00a0prevalentemente acquirenti di prima casa. L\u2019abbondante offerta presente\u00a0sul mercato dilata le tempistiche di vendita intorno a 9\u201312 mesi.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Si\u00a0cerca soprattutto\u00a0 la prima casa e si segnala anche qualche acquisto da\u00a0parte di genitori per i figli<\/strong>. Intorno a piazza Loreto ci sono palazzi\u00a0sorti\u00a0 tra gli anni \u201960 e gli anni \u201970: per comprare un appartamento in\u00a0ottimo stato con affaccio sulla piazza si spendono fino a 1100-1200 euro al metro quadrato, mentre le quotazioni medie di questa area della citt\u00e0 si attestano\u00a0su 800-9000 euro al metro quadrato. Immobili pi\u00f9 recenti sono disponibili su viale\u00a0Parco, edificata a partire dagli anni 2000\u00a0 e dove sono attualmente in\u00a0corso dei piccoli interventi di nuova costruzione a 1400 euro al metro quadrato.<\/p>\n<p>&nbsp;<\/p>\n<p>Da\u00a0segnalare che sono partiti i lavori per la realizzazione di una linea di\u00a0metropolitana leggera che collegher\u00e0 la citt\u00e0 di Cosenza con\u00a0l\u2019Universit\u00e0 della Calabria ubicata nel comune di Rende. La linea\u00a0attraverser\u00e0 l\u2019intera zona di viale Parco e ridurr\u00e0 una parte della\u00a0carreggiata attualmente disponibile per il traffico automobilistico.Anche <strong>il mercato delle locazioni \u00e8 vivace alimentato da famiglie che\u00a0lavorano nelle aree centrali\u00a0<\/strong>di Cosenza e che non riescono ad accedere\u00a0al mutuo. Nella zona di piazza Loreto il canone di un bilocale si\u00a0attesta su 350 euro al mese, mentre per un trilocale si spendono 400-450 euro al mese.
